When Your Client Says “But ChatGPT Says…” | AI for Real Estate Agents

What should a real estate agent do when a buyer, seller, or prospect says, “But ChatGPT says something different”?
In this Tuesday Training episode, Northeast Ohio real estate broker Mike Ferrante explains how artificial intelligence is changing listing appointments, buyer consultations, home valuation conversations, real estate marketing, and the way clients research properties. Buyers and sellers are increasingly using tools such as ChatGPT and Claude to evaluate homes, compare neighborhoods, review agent recommendations, and prepare questions before meeting with a real estate professional.
AI is not replacing knowledgeable real estate agents. However, agents who understand how to use AI effectively may have a significant advantage over agents who ignore it.
Mike discusses how real estate agents can prepare for AI-driven client objections, respond when an automated valuation conflicts with their comparative market analysis, and explain the limitations of online home values, Zillow Zestimates, public data, and AI-generated real estate advice. AI may provide information, but it does not automatically understand property condition, renovations, neighborhood differences, local buyer demand, school districts, municipal requirements, market momentum, or the nuances found in accurate MLS comparable sales.
In this real estate agent training, you will learn:
• How to respond when a client says, “ChatGPT says…”
• Why agents should research the same AI answers their clients may receive
• How to discuss AI during a listing appointment
• Why better data and better prompts produce better AI results
• How local market expertise improves AI-assisted analysis
• The difference between an AI home valuation and a professional CMA
• How to avoid low-quality, generic “AI slop” in real estate marketing
• How AI can strengthen listing presentations and buyer consultations
• Why transparency about AI use can help build client trust
• How agents can combine technology with real-world experience
Mike also explains why agents should understand the Zillow Zestimate, Realtor.com estimate, Redfin estimate, recent comparable sales, property improvements, and the seller’s own opinion of value before walking into a listing presentation.
